CASE STUDY: CLACKAMAS CORPORATE CENTER
In spring 2018, AANW Holdings, the parent company to the largest Airstream dealer group in the nation—Airstream Adventures Northwest, with five locations in Oregon, Washington, Idaho, and California—leased 99,523 square feet of industrial and office space at Clackamas Corporate Center. AANW will occupy the 5.5-acre parcel with a new corporate headquarters, distribution center, and relocation of their Airstream Commercial division, Ultimate Airstreams, and graphics company Seagull Pro.
Dated appearance decreases curb appeal
Before AANW claimed Clackamas Corporate Center as its new home, the former building products distribution center had been for sale, and Melvin Mark brokers Peter Andrews and Tim Parker identified it as a potential investment opportunity.
While the distribution center was on the market, industrial vacancy rates began to drop, and leasing rates started to rise. When an initial sale fell through, Peter and Tim realized the property would make an excellent addition to the Melvin Mark portfolio. The bones of the facility were well-constructed, thanks to the original owners; its real challenge was a lack of on-going maintenance and poor curb appeal. The brokerage team knew that for the property to appeal to a new tenant, it needed to be repositioned with a fresh look.
Attention to detail increases market interest
Significant upgrades were made including landscaping and exterior paint. The makeover paid off and in short order the industrial building was fully leased to AANW. With a new tenant in place, Melvin Mark’s facilities team is assisting AANW in updating the interior office spaces as well.
With a focus on the details, prospective tenants could see it was well-cared for by an owner committed to a superior level of property management and customer care.
