Wiggin Properties Adds Quail Springs Parkway Plaza to its Investment Portfolio

Oklahoma City, OK – Wiggin Properties announced today that an affiliated entity purchased Oklahoma City’s Quail Springs Parkway Plaza at 14000 Quail Springs Parkway.  The property consists of two, 6-story office towers built in 1986 and 1988 with 298,610 rentable square feet, an underground parking garage, a two-story lobby and a skybridge connecting the towers.

“Quail Springs Parkway Plaza presented us an exceptional opportunity to acquire a uniquely high quality asset with the expectation of above-market cash flow returns,” said Chuck Wiggin, Wiggin Properties’ President.

“Office space is not currently a preferred asset class, in part due to the expectation of soft demand and challenges renewing leases in the environment of a pandemic.  This has resulted in fewer competing offers that drive up a property’s price,” explained Wiggin.  “We take a long term view and are confident that our strong office management organization, our staff’s experience, and our proprietary tools will deliver healthy returns to our investors.”

Built in 1986 and 1988, Quail Springs Parkway Plaza was the first major office project in the Quail Springs Corporate Park, a 125 acre master planned commercial development which includes facilities in the surrounding neighborhood for Costco, the FBI, AT&T, AAA, EOG Resources, Gulfport Exploration and other high profile Class A office users.  Major tenants in the buildings include Haskell, Allstate Insurance, Cheyenne Petroleum and Liberty Mutual Insurance. The purchaser, 14000 QSP Limited Partnership, financed the acquisition of the property with a loan from MidFirst Bank.

This is the second addition to Wiggin Properties’ investment portfolio in the last six months, following its purchase of Midwest City’s M.D. Medical building in November.  With the addition of Quail Springs Parkway Plaza, Wiggin Properties now manages 1.9 million square feet of commercial property in the Oklahoma City metro area.  The company’s property management division is responsible for 4.1 million square feet of commercial property in two states with nearly half managed for unaffiliated third-party clients.

Lesli Leggett, RPA, Wiggin Properties’ Vice President, will oversee Quail Springs Parkway Plaza’s property management team, with Kaylin Molinar, Senior Property Manager on site.  Wiggin Properties’ Advisor Nick Bentley will lead the property’s leasing and marketing efforts.
